　　数学教师亚瑟（托尼·夏尔赫布 Tony Shalhoub 饰）的生活在妻子死于火灾后境变得糟糕。某日，亚瑟突然获悉其叔叔赛瑞斯将一所大宅作为遗产留给了他，于是亚瑟和女儿凯西（莎诺·伊丽莎白 Shannon Elizabeth 饰）、儿子巴比以及保姆四人搬入了豪华的宅邸，正当他们为住所的舒适感叹时，一位不速之客丹尼斯（马修·里沃德 Matthew Lillard 饰）向他们发出警告，原来丹尼斯具有通灵能力，曾经和赛瑞斯一起搭档捉鬼，而赛瑞斯捉鬼的目的，乃是根据古书指引，建造一所用十三鬼魂作为能源，具备预知能力的设备“恶魔之眼”。这所豪宅的真实面目便是赛瑞斯的灵媒设备，亚瑟等人被困在其中，眼看要做为唤醒恶魔的活人献祭……
